Drain and waste piping corrosion is a common occurrence for properties 25 years and older. As metal pipes age, rust forms on the inside, forming a crust of "tubercules". Tuberculation slows water flow, eroding the metal, increasing the chance of corrosion.

Bituminized fiber pipe, also known as fiber conduit or orangeburg, is thick, rolled tarpaper. Used mainly to take waste from the house to the street, it no longer conforms to modern plumbing codes. Orangeburg was installed from the 1940's to the early 1960's. It eventually falls apart at 50-60 years. Clay, also used for the exterior waste line, is one of the most ancient piping materials. Clay cracks or collapses.

The key to protecting your investment is to make sure your staff knows how to identify certain tell-tale signs of a much bigger problem. Knowing what to look for can help avoid excessive blockages, total system failure and extensive water damage.
